The Parowan Planning and Zoning Commission voted to approve the 1200 West road dedication plat tied to Gateway Peaks Phase 1 on June 3.
Staff described the road-dedication as complicated because the piece of road is owned by an RV-park owner; the developer negotiated deed terms so the city would eventually own the right-of-way. Dan (S3) explained the decision followed state-required land-use steps and said UDOT had reviewed the access agreement and did not require changes for Phase 1. "UDOT has green lighted this phase 1 under that existing agreement," he said.
A motion to approve the road dedication plat was made and the commission voted in favor. No member requested postponement; staff reiterated that while Phase 1 does not trigger widening of 200 North now, future phases or additional development could require improvements when proximity triggers in the annexation agreement are met.
