Resident urges CDD and HOA to address water intrusion, calls for drain tiles and downspout extensions

Lynda Sorensen, a resident of Oak Run, told the River Ridge Community Development District on Oct. 22 that water intrusion beneath her home's slab has caused buckling of her master bedroom flooring and moisture and mold under the floor. She said inspections found no plumbing or HVAC leak and that a floor warranty issue and very high moisture levels were identified; a foundation specialist recommended installing drain tiles around the perimeter of the unit and 5'–10' downspout extensions.
"I need help to get the downspouts farther from the home, and to install the drain tiles," Sorensen said during the public-comment period. Board Chair Bob Schultz and staff discussed whether ponding water could be addressed by the CDD, while Mrs. Adams and others noted that installing drain tiles is typically an HOA responsibility. Mr. Krebs added the area was originally an indigenous preserve and not part of the water-management system until rezoning transferred it to Club land.
Sorensen asked the CDD and the HOA to explore coordinated, innovative options to help the neighborhood; she said Mr. Rich Batterbury and others are aware of the problem. District staff said no conclusion has been reached about the water's precise source, and Mr. Willis noted the moisture could stem from excessive groundwater. The Board did not take formal action but heard that nearby storm drains exist south of her unit and that the home's lot is higher than some neighbors'.
