The Board approved PZHAC Case No. 062147, a request by property owner Marta Orta to replace one of two garage doors with windows at 2138 Calle del Sur in the Historic Residential Zone, subject to conditions recommended by the Preservation and Historic Zoning Advisory Committee.
Staff said Ms. Orta had begun work without a permit and was assessed an investigation fee per Town Code 15.15.040(D)(2); she applied, paid the fees and met with the Historic Preservation Specialist. Community Development Director Eddie Salazar said the PZHAC and staff agreed that adding exterior framed panels would help the new openings better match Territorial-style elements. Ms. Orta apologized to the board: "I truly apologize. I did not know that I had to ask for a permit." The Board approved the application with the stated conditions (roll call recorded as three yes).
The conditions documented in the file require completion of CID permit requirements and the Historic Preservation Specialist's final recommendation on the framing details before final sign-off.
