The commission recommended approval of Z-7863 to rezone a 2.25-acre parcel west of East 11th Street South and South Garnett Road from RS-3 and CS to CG with RT66 overlay. Staff reported the proposed CG zoning would allow offices, warehousing and an event center and would eliminate split zoning on the parcel. Staff noted adjoining parcels to the north and east already have CG zoning and the comprehensive plan designates the area as Employment, which supports office and warehousing uses.
No speakers appeared in opposition; the applicant agreed with staff's recommendation and the commission voted 10-0 to recommend approval. The staff report also noted the site lies within FEMA 100- and 500-year floodplains and urged minimizing tree removal during development.
