Michaela Dickinson said the rezoning would create a smoother transition between retail at the corner and higher-density residential to the north and recommended approval; staff received six mailed public notices and no comments.
No public speakers attended during the item’s public hearing. A commissioner described the rezoning as "orderly development for the area" and the commission voted unanimously to recommend approval to the Bryan City Council. Staff noted that the rezoning would remove a non-development buffer constraint on the property and simplify internal circulation for the proposed concept plan.
