Board flags parking and residential proximity as key problems for proposed Goose Creek banquet hall

During the hearing on Case No. 2024-001-SE, several board members described the parking layout behind the proposed CC Event Center as tight and questioned whether the painted stalls were usable for the guest counts the applicant sought to allow. The chair said she counted 48 painted parking spaces and measured some stall widths at roughly 70 inches, and multiple members noted that would not provide comfortable or practical access for many cars at once.
Member Guzman described driving the site and the adjacent homes, warning about a possible wave of vehicles leaving at the end of events: “If you get a wave of all these people and say it is 35 parking spots…you have 40 cars coming out of there,” he said, noting the risk of pedestrians crossing Red Bank Road late at night. Board members discussed limiting occupancy or securing overflow parking as potential mitigations, but concluded the applicant had not demonstrated sufficient parking or traffic management to satisfy several special-exception criteria.
