Board affirms staff recommendation to order repair or demolition of fire‑damaged home at 1113 Kingsbridge Drive

Code compliance staff presented evidence that 1113 Kingsbridge Drive sustained heavy fire damage on Jan. 27, 2023, has not been repaired and remains under condemnation. Staff told the board there are multiple abatement work orders, recurring high‑grass violations and a city abatement lien of $2,675.44.
"The property sustained heavy fire damage on 01/27/2023," Code Compliance presenter Chris Harris said as he reviewed photos and the inspection history. Staff recommended the board find the structure substandard and order the owner to repair the property to habitable condition, remove it or demolish it by Feb. 22, 2026. If the owner fails to comply, staff recommended assessing civil penalties of $100 per day beginning Feb. 23, 2026, and authorizing the city to seek a warrant and demolish the structure after March 23, 2026.
Neighbors described persistent trash, standing water and rodent and vulture activity at the burn site; adjacent property owner Barry Swisher said the condition has depressed nearby property values and expressed support for demolition unless repairs occur. Following staff presentation and public comment the board member for District 8 moved to accept the staff recommendation; the board voted unanimously to approve the motion.
The board's order is limited to actions authorized under city ordinance: staff will monitor compliance, assess liens or civil penalties as ordered and may seek court authorization for demolition if deadlines pass.
