On accessibility, the project provides one fully ADA‑compliant unit and other units are convertible for accessible fixtures. On construction, Holt said shared walls would use double studs and resilient channels for sound control.
Commissioners noted concerns about parking (15 stalls for 48 units) and potential resident vehicle ownership; staff reiterated unbundled parking and transit‑oriented location near TRAX/S‑Line. The CUP imposes a long list of conditions including plat recordation prior to permits, required amenity and security measures, limits on waste collection hours, and an annual project performance report for up to ten years to evaluate transit usage, parking demand and other metrics. The permit also includes a sunset clause that removes conditional status for Micro‑Unit Dwelling after three entitled projects unless extended by Council.
The motion to approve the CUP passed unanimously.
