The Planning Commission on Oct. 10, 2024 tabled consideration of the Coopers Landing development agreement for a 2.20-acre parcel at approximately 6525 S. 475 E. Staff described the proposal as a Highway Commercial flex-space development with three structures containing up to 15 individual units (two ~7,776 sq ft structures and one ~5,265 sq ft structure).
Multiple motions were considered: a motion to continue, a subsequent motion to recommend denial tied to the failed General Plan amendment, and finally a motion to table the development agreement for further work. The motion to table carried with Commissioners Losee, McFadden, Roberts and Skola voting in favor. Commissioners voiced concerns about consistency with the General Plan, access, building height and neighborhood compatibility. The tabling preserves the developer’s option to revise submittals or provide additional studies before the item returns to the Commission or proceeds to the City Council.
The Commission asked staff and the applicant to prepare clearer materials addressing site access, compatibility with adjacent residential uses, and whether a consolidated single building option could reduce neighborhood impacts. The tabling decision provides time for those follow-up materials to be developed and reviewed.
