The Bryan Planning and Zoning Commission convened Aug. 7, 2025, at 6:02 p.m. in the Bryan Municipal Building. The commission approved the consent agenda without discussion and then opened a public hearing on rezoning case RZ25-04 for phases 38–40 of The Traditions.
City staff planner Ben Johnson presented the rezoning request and recommended approval, outlining three planning areas and noting that townhomes in the PDH would be permitted by right in planning areas 1 and 3 but still subject to site-plan review through SDRC. The applicant, Joe Schultz of Schultz Engineering, described plans for a condominium/multifamily building in Phase 40B and the wooded buffers between lots. Following a motion to adopt the staff report as the commission's findings, the commission voted unanimously to forward the rezoning recommendation to the Bryan City Council for final action.
