Moorhead said overhead electric lines and minimum parking requirements are constraints; he outlined two parking‑reduction strategies staff suggested — an auto‑share credit and a transit‑proximity credit — that could reduce minimum parking requirements by roughly 10% each depending on applicability.
Staff (Mr. Bator) advised that the concept is consistent with the Bridge Street District vision as an interim step toward future densification but cautioned streetscape and right‑of‑way details remain unresolved, particularly along the Sawmill Road edge where jurisdiction transitions to the city of Columbus. Commissioners asked the applicant to study shifting the building west, consolidating loading and dumpster areas, exploring moving or replacing utility poles with AEP, and considering second‑story options if feasible.
Because the submission was a concept plan, the item was nonaction; the applicant said he heard general support to proceed and would return with more detailed preliminary plans addressing the commission’s concerns.
