Aaron Sorel, city planning staff, told the commission the record plan conforms to subdivision regulations, noting that the southern row of lots were enlarged to about "62 and 0.5 feet" to match the adjacent Carriage Trails subdivision and that front setbacks are 25 feet as required by the development plan. "So staff recommendation is to recommend approval of the final plat for Carriage Trails 2 Section 20 Phase 2 submitted on May 18," Sorel said.
Ken Conaway, representing the applicant Carriage Trails Company LLC, reported the first phase sold about 70 of 120 lots and said builders are staging construction. "We're releasing the next phase as soon as we submit to the EPA for a lift station that has to go in before that phase can be approved," Conaway said. Commissioners asked about acreage and future commercial uses; Conaway said commercial is allowed under the PUD but "nothing's planned right now."
Chair moved to approve the plat and the motion was seconded by Miss Thomas; the secretary recorded a 4–0 vote in favor with Mister Johnson excused. Staff said the applicant will sign the record plan so it can be recorded.
