Commission approves amended plat for Titan Innovation Business Park Phase 3

The Hutto Planning & Zoning Commission voted 6-0 July 7 to approve the amended plat for Titan Innovation Business Park Phase 3 (Lot 5, Block 1). The amendment reshapes an existing platted lot to meet operational needs of a new end user while keeping the overall lot count unchanged.
Manny Hernandez summarized staff findings, saying the amended plat meets dimensional and zoning requirements and that comments from planning, engineering and erosion control had been addressed. Developer Brian Bird of Titan Development described the anticipated user as "a traditional, warehousing, and distribution type user," and said the project has an approved traffic impact analysis covering the site and the remaining acreage. "We have conducted it, full TIA that's been approved for this, site here," Bird said.
Commissioners asked about buffering where light industrial borders single-family zones, lighting standards, hazardous materials and whether the county had outstanding comments related to recording. Bird and staff said buffers, masonry walls and landscaping would be provided as required by the UDC and that additional right-of-way dedication and TIA contributions would support planned corridor improvements on Limmer/Limmer Loop.
After questions, Commissioner Hall moved to approve the amended plat; Vice Chair Wirtz seconded and the commission approved the item 6-0. The approval allows the developer to move to site-plan review and subsequent permitting stages where the TIA and buffer requirements will be enforced.
