Commission advised to align Pittsford dimensional standards and parking with State rules

Logan Solomon told the Planning Commission that amended State statutes require municipalities to treat dimensional standards for residential uses uniformly within each district, which may require Pittsford to realign minimum lot sizes and setbacks in its Village and other districts. He also noted the State allows higher density in served areas and that affordable housing provisions may permit an additional 40% density and an extra floor of height.
On parking, Solomon said the 2024 State standard sets residential parking dimensions at 9 feet by 18 feet and that Pittsford's current 20-foot length would need to be reduced to conform. He added that existing residential parking spaces that do not meet the new size requirement may still count toward the parking total for an existing building. Commissioners voiced concern about preserving the town's traditional character and asked for sample bylaw text to assess specific impacts.
