The Planning Commission recommended that City Council rezone a property on 1417 from Agricultural to Light Industrial to allow an expansion of an existing warehouse and storage operation.
Miss York, a city staff member presenting the case, told commissioners that the existing warehouse became a legal nonconformity after annexation in 2021 and that the owner needs a rezone to lawfully expand. "Staff is supportive of the rezone request," she said, noting that surrounding uses already include warehouses and the airport nearby even if the current future land-use map designates the parcel as neighborhood.
Commissioners asked whether adjacent properties had previously been rezoned or platted and raised concerns about the interface between industrial uses and neighboring residential areas outside the city limits. Miss York said there is a significant gap between the portion proposed for rezoning and nearby residential parcels and explained that a plat and a site-plan review would be required before any building permit is issued.
A commissioner moved to recommend approval of the rezoning (case 2026-59Z); another commissioner seconded. The motion passed on a voice vote and the staff recommendation and the case will be forwarded to City Council for final action at the next council meeting.
The Commission noted the procedural next step: City Council will consider the recommendation (the Commission acts in an advisory capacity), and the staff contact will handle follow-up items related to platting and site-plan review.
