Salem Township supervisors approved several land‑use items on Nov. 20, including a setback waiver and two conditional subdivisions.
The board granted a request from Chris Ickes to reduce the front setback from 30 feet to 20 feet for construction of a 4,000‑square‑foot accessory building at 212 Congruity Road. Solicitor Falatovich told the board the building official cannot issue a permit for a known setback violation without relief; he outlined alternatives including filing a SALDO modification, recording a plan revision, or reducing the building size.
The board also approved John Randall Koenig’s subdivision to create one new buildable commercial lot of 8.4801 acres (Tax Map Parcel No. 57‑09‑00‑0‑110) subject to conditions including an amended Statement of Purpose and a revision number/date on the plan. Separately, the Heinnickel subdivision (Tax Map No. 57‑16‑00‑0‑013) was approved to split into two lots for future development, subject to amended plan notes clarifying setbacks and minimum lot sizes and a required written modification for any commercial lot‑size changes. All motions passed unanimously.
