The Salem Township Board of Supervisors voted Aug. 21 to approve the subdivision of parcel 57‑15‑00‑0‑068 (roughly 160 acres) owned by Gettysburg Land and Cattle Company, Inc., to create a proposed commercial lot intended for use as an event center and a separate residential lot.
The board's approval was limited to subdivision only and included numerous conditions recorded in the minutes: correct and add owner addresses, add a "Statement of Purpose" identifying the proposed event center, show pre‑ and post‑acreage, obtain a formal easement and Planning Module approvals, add front (40 feet) and side/rear (15 feet) setback lines, amend certification language, identify the officer who will sign the plan, secure signatures from adjoining owners Robert W. Schlemmer and Judith G. Schlemmer to confirm a sanitary sewer easement, and include a Highway Occupancy Permit (HOP) note for Route 22 access. The minutes also require adding a plan note that a roughly 40‑acre solar farm lease (Instrument No. 202403250006959) on adjacent Lot 2 cannot move forward without a land‑development application and approval.
Solicitor Atty. Falatovich clarified the supervisors' motion covered subdivision only; the minutes underscore that "Nothing in the Township's approval of this plan constitutes an approval for the development of the site" and that a separate land‑development application is required before any permits for an event center or solar farm would be issued.
