Planning commission recommends approval of Artman–Starrett subdivision with textual and technical corrections

On Sept. 4, 2024 the Salem Township Planning Commission reviewed the reinstated Artman–Starrett subdivision plan and voted to recommend approval subject to multiple plan revisions and required agency approvals.
Surveyor Eugene Heald and property owner Sarah Starrett attended the meeting. The plan had been tabled earlier in 2024 and was reinstated for review. The Commission required that labels on the plan be changed (for example, change “Remaining Lot B” to “Residual Lot 2”), that the Statement of Purpose be revised to state the property spans Salem Township and the Municipality of Murrysville, that certain owners’ certificate dedication language be removed, and that Note 9 be amended to create and reserve private permanent easements for ingress and egress to State Route 66.
The Commission also required that the plan show pre- and post-subdivision acreages (Existing property: 12.93 acres; Post-subdivision Lot 1: 4.83 acres; Residual Lot 2: 8.10 acres), that a Sewage Planning Module for Lot 1 be submitted and approved by the Township SEO and DEP, and that the Municipality of Murrysville provide any required approvals. Paul Holleran moved and Connie Mattei seconded the recommendation of approval subject to the enumerated conditions; both voted in favor and the motion passed unanimously.
