Board grants conditional approval to increase Miranda Place density to 31 units

At its Oct. 16 meeting Salem Township supervisors voted to grant conditional approval for Cherry Hills LP (successor to Mark Drive LLC) to increase the density of the previously approved Miranda Place site plan from 24 duplex-style units to a 31-unit townhome development.
The approval is conditioned on a set of items recommended by the Township Engineer and the Solicitor, including: updated Stormwater Management Plans (PCSM, erosion and sediment, profiles) to reflect the new layout and impervious-area comparisons; approval of sanitary-sewer-tap increases from FTMSA/DEP/Township so the number of taps matches the 31-unit density; and implementation of traffic-calming devices on Mark Drive (stop signs and advance-warning signs) per the engineer’s recommendations. The developer must provide a revised, recordable plan consistent with the township SALDO and submit required HOA documentation and proof of compliance before the plan is returned to the Planning Commission for final review.
Solicitor Falatovich summarized the procedural history: Miranda Place received conditional approval in 2021 as a 24-unit duplex-style condominium development; the current request is strictly for an increase in density. The board approved the motion unanimously. The Supervisors and township engineer will monitor submission of the updated plan elements before final plan recording or occupancy.
