The Horry County Board of Zoning Appeals voted 5–3 to grant a setback variance allowing construction of a 38-by-26-foot garage at 503 Trestle Way in the Heritage Oaks subdivision.
Applicant Melissa Taylor (speaker 15) told the board she bought the house under the impression the neighborhood operated under a 25-foot front setback and sought relief rather than rebuilding. "We bought the house and then found out that there was a 40 foot setback from what we were initially under the impression of," Taylor said, adding she provided neighbor support letters. Contractors explained the road’s curvature increases the apparent encroachment relative to the old line.
Board members discussed whether the requested relief equated to a 6.8-foot encroachment relative to the original 25-foot standard or a 21.8-foot encroachment relative to the 40-foot standard. After discussion and a second, the motion to approve the variance carried by roll call 5–3; staff will apply the board’s standard conditions when preparing the board order.
