Board approves parking variance for proposed Little River dental office, contingent on Santee Cooper encroachment permit

The Horry County Board of Zoning Appeals on June 8 approved a variance allowing a proposed 4,200-square-foot dental office in the Blanton Business Park in Little River to provide 31 parking spaces instead of the 60 spaces that would be required under the county’s current medical office parking standard.
Shep Guyton, speaking for the applicants, told the board the operator’s staffing model limits dentists and hygienists on site at the same time, and argued the requested parking would meet the practice’s operational needs. "There'll never be more than 2 dentists in the office at any given time," Guyton said, adding that comparable municipal standards elsewhere would require fewer spaces than Horry County’s rule.
Board members focused on whether parking within an existing Santee Cooper easement would be allowed; Guyton said Santee Cooper approval had not yet been granted but was anticipated. Staff clarified that an approved encroachment permit from Santee Cooper would be required before final plan approval, effectively making any variance contingent on that approval. The board approved the motion to grant the variance and directed staff to include standard conditions related to the approval and the required encroachment permit.
