Planning Commission recommends Firelight cross-section changes, leaves open city bike-lane option

The Toquerville City Planning Commission on June 10 recommended approval of a material modification to the Firelight MPDO that clarifies roadway cross-sections and trail provisions.

Applicant Stephen Wood of Firelight Development presented the changes, saying the revisions aim to make cross-section drawings clearer. Assistant City Manager Darrin LeFevre told commissioners the proposal would help the city's master trail system: staff described proposed 10-foot trails in portions of the development and said final plats would include notes confirming trails and sidewalks are accessible for public use. Wood and staff said the asphalt, curb and gutter would be dedicated to the City; areas outside that dedication would remain privately owned and maintained by a master or sub-association depending on location.

Commissioners pressed about on-street parking, planter strips and whether motorized scooters and bikes would be allowed on sidewalks. Staff said certain streets would include designated parking stalls and no-parking signage and discussed the presence of planter strips with shrubs and small trees. Planning staff noted the cross-section package could be revised to incorporate bike lanes; Commissioner Angela Harrison moved to recommend approval of the MPDO modification for Sunriver Firelight with the additional possibility of adding bike lanes across Firelight. Commissioner Mila Allinson seconded and the motion passed 5-0.
