Board approves UDO text amendments on commercial poultry and foundation surveys

Staff presented two text amendments to the Unified Development Ordinance that had been forwarded by the Board of Zoning with recommendations. The first amendment restores language for commercial poultry raising as a special-use permit in certain industrial zones; staff said the wording matches the prior UDO and that no substantive change was intended. The board moved and approved the amendment on a first-reading, vote-eligible motion.
The second amendment adds a foundation-survey requirement. As read by staff, "Applicability: foundation survey shall be required for any building site, subdivided lot or rule tract, including, including, but not limited to, new construction additions or the placement of accessory structures" when the proposed structure is within 150% of the applicable required front, side or rear yard setback or when the director of community development or building official deems it necessary. Staff explained the intent is to prevent encroachments and to reduce requests for variances that delay construction. The board approved that amendment as well after staff and the county attorney reviewed wording changes recommended by the Board of Zoning.
