Historic board approves two‑unit project at 814 North J Street

The City of Lake Worth Beach Historic Resources Preservation Board voted unanimously to approve HRPB project 25‑00100230, a proposed two‑unit bungalow-style duplex at 814 North J Street. Anne Hamilton, who presented the staff report, said the design meets zoning and the historic‑preservation design guidelines and that staff recommended approval with conditions in the packet.

Hamilton told the board the subject parcel is currently vacant, was previously developed (a 1947 structure demolished about 2001), and that the proposed development provides separated front and rear units with side yards and parking. “So staff is recommending approval in the proposed new construction,” Hamilton said. The applicant—who described himself as the owner of a recently completed, similar project at 711 North L Street—confirmed each unit is about 1,100 square feet and explained parking would include one space at the front and two at the rear. The board asked clarifying questions about streetscape photos and parking; the applicant replied that the design had worked well on his prior project.

Board action: A member moved to approve the staff‑recommended conditions; the motion was seconded and passed by a unanimous voice vote. The applicant said construction would start roughly in March and could take about six to seven months, with completion expected next year.
