Montgomery DRB attaches safety, occupancy and local‑contact conditions to short‑term rental approvals

The Town of Montgomery Development Review Board on Sept. 25 approved two conditional-use applications to operate short-term rentals and attached a set of operational conditions intended to address safety, neighborhood impacts and regulatory compliance.
Across both approvals the board required explicit posting of house rules and emergency/911 information inside the homes; designated local contacts reachable within 25 miles; proof of rental insurance; limits on overnight guests and vehicles; prohibition of parties or large events and—in one filing—an exclusive listing on Airbnb. The DRB also recorded requirements for fire extinguishers, smoke and carbon-monoxide detectors on every floor and in bedrooms, verification of egress (doors and windows meeting minimum size), and compliance with Vermont Division of Fire Safety and DEC water/septic rules.
The two motions passed unanimously, 4-0. The board’s approvals reference submitted exhibits and checklists (including a 16-point sheet in the North Hill Road file) that the DRB attached to the record as conditions of approval.
