Design consultant Jonathan Villegas presented a concept for 1035 Calle Malaga including a 413 sq ft first‑floor addition, a 212 sq ft second‑floor addition and conversion of a two‑car garage to a 455 sq ft junior ADU. Case planner Aaron Stolberg outlined the need for comments on interior and front setback modifications and a requested minor zoning exception for a one‑foot increase in front yard fence height. Villegas described a material palette of board‑and‑batten, horizontal siding and a dark metal roof and said the project was designed to avoid privacy impacts to neighbors.
Board members generally called the proposal an improvement to the existing house but requested the applicant study several design details before the next review: refine the relationship and material transition between shingle and horizontal siding, reconsider heavy window head trim, evaluate the second‑story deck and spiral staircase (if retained) and provide gutter/downspout material samples. The board made a motion to continue the item to the staff hearing officer with return to the full board, expressed support for the requested minor zoning exception and setback modifications, and the motion passed by roll call.
