The Kane County Planning Commission on March 11 approved a Commercial Conditional Use Permit submitted by Enhanced Homebuilders LLC to extend a commercial roof to 49 feet for a remodel of Pinewoods Resort on Lot 51‑116A. Applicant Brent Moser described plans for meeting space, guest rooms and recreational spaces; the commission approved the CUP based on the staff report and the findings presented by Land Use Administrator Shannon McBride.
McBride told commissioners that Fire Chief Bernard had not raised a direct objection to the 49‑foot height but would defer to the county ordinance, and that Kane County Building Inspector Ross Hunt indicated he would accept the height provided that commercial fire sprinklers are installed and a fire hydrant is within 500 feet of the lodge. Commissioners discussed fire‑mitigation measures and potential view impacts. Doug Heaton moved to approve the CUP as submitted, Matt Cox seconded, and the vote was unanimous. The approval includes the conditions described by staff and any other requirements enforceable by law or equity.
The commission also voted unanimously to enter and exit public hearing for this item at the call of the chair. The approved permit applies to Lot 51‑116A (1.14 acres) in the C‑1 zone and permits a roof height of 49 feet for the proposed commercial building, conditioned on the fire safety measures noted by staff. No public comments were recorded during the hearing.
