Pulte proposes Eagle West: 127-acre single-family community introduced to council

The Eagle West Plan Unit Development (PUD) was introduced to the council as a petition to rezone roughly 127 acres for a for-sale single-family subdivision that could include up to 270 homes. Ryan Collingwood described the PUD footprint near Eagletown Road and 186th Street and noted connections to the new middle school and trail networks. Petitioner representative John Dobosiewicz of Nelson and Frankenberger said the community would provide more than 45 acres of open space and a centrally located amenity area with a pool, pickleball courts and playgrounds.

Dobosiewicz said lot types would vary and that homes would be expected to range from about 2,300 to 3,300 square feet with anticipated sales prices between $450,000 and $600,000. He also noted the project would include preserved trees and open-space commitments and that the item will appear at the Plan Commission on August 3 for public hearing; council does not expect to return on adoption until October or November after the planning process.
