Planning Agency recommends preliminary approval for Avante Apartments on Gilbertsville Road

Padula Engineering representative Bill Cujdik presented the Avante Apartments preliminary plan for 200 Gilbertsville Road and described the submission as a temporary subdivision for financing that will be recombined on project completion. Under the proposal, Lot 1 would contain 105 existing apartments in five buildings with 165 parking spaces on 8.32 acres and Lot 2 would contain 68 new apartments in six new buildings with 181 parking spaces. The applicant requested 15 waivers, 14 of which were land‑development related.
Chairman Ed Reitz and other Agency members said they were not comfortable granting Preliminary/Final approval that evening because several issues remained unresolved, including parking calculations and the absence of proposed recreational amenities. Township engineer Allison Lee told the Agency the recreational component needed to be addressed and suggested considering a trail connection as an option. After discussion, Kim Stouch moved and Sara Carpenter seconded a motion to recommend Preliminary Plan approval; the motion passed with all members voting Aye.
The recommendation is for Preliminary Plan approval only; the applicant must address outstanding Pennoni review comments, provide parking clarifications, and include recreational amenity proposals in subsequent submissions. The Agency recorded that 15 waivers were requested and that Pennoni issued a review letter dated Jan. 9, 2025 which the applicant had received but not fully addressed.
