The Irondequoit Planning Board approved a special use permit for a retail adult‑use cannabis dispensary at 1849 East Ridge Road, subject to standard conditions including lighting restrictions, a bike rack and a permit term tied to the tenant’s leasehold.
Attorney Francis Gorman, representing Macaso LLC (d/b/a Good Life Collective), said the applicant holds a provisional license from the Office of Cannabis Management and provided survey evidence that the site meets state setback requirements (house of worship roughly 1,500 feet away; the school front door about 1,200 feet; playground edge about 731 feet). Gorman described interior renovations only and said security and camera plans were included in the submission. He confirmed there would be no exterior drive‑through service, no outdoor storage and that hours would be 10 a.m.–10 p.m.
Board conditions included: extinguish all non‑safety exterior lighting two hours after closing and re‑ignite one hour before opening; add a bike rack if feasible with landlord permission; and tie the special use permit’s term to the tenancy (the permit runs with the leasehold). The board also required compliance with all Office of Cannabis Management standards. The motion to approve carried on a roll call vote.
Next steps: the applicant will complete any minor adjustments required by staff and the OCM before receiving final local approval and may be required to return if any substantive changes are requested.
