Kostage Engineering presented a resubmittal for Beacon Estates, a proposal to subdivide three existing parcels at 245‑298 Newport Road into five single‑family lots. Sarah Kostage, the project engineer, said the submission included a full delineation: a long‑form EAF, tree inventory, a New York State DEC no‑jurisdiction letter, a stormwater pollution prevention plan and a geotechnical evaluation.
Because the application is a SEQR Type I action, the town engineer must review and comment before the board can act. Kostage told the board that the plans show five lots with 2,400 sq ft footprints that meet setbacks and that some dry wells (approximately 1,000‑gallon chambers) are proposed for lots 3, 4 and 5. Board members and staff agreed the town engineer’s coordinated review is required and moved to keep the public hearing open; the motion to adjourn the hearing until the engineer’s review passed on a roll call vote.
Next steps: the application will remain on the board’s docket; staff will circulate revised plans to the town engineer for comment and the board will take action when SEQR coordination and engineering review are complete.
