Downtown conversion approved for former auto shop on East Washington

Planning staff presented SP2026-026, asking to convert a 3,000 sq ft former auto-repair building into office and photography studio space in the downtown district. Staff said the changes require a discretionary waiver related to façade color and window/canopy changes because the property sits in a downtown overlay.
Applicant Robert Foster said the gutters will remain as existing but will be painted black and that canopies will be split to accommodate roof drainage at the primary entry. "They're gonna be black," Foster said when asked about the gutters. Commissioner Brock noted that similar downtown waivers have been approved in the past and moved to approve the site plan; the motion carried 6to1 (1 absent). Staff will process the minor administrative items prior to final permit issuance.
