Commissioners approve YMCA site plan amendment with ARB design recommendations

The commission approved SP2026-021, an amended site plan for the YMCA building at 1210 North Goliad Street that covers demolition, replacement of the old natatorium roof and a proposed multipurpose addition.
Bethany told the commission the project proposes a primarily metal-panel exterior with limited CMU veneer and limestone and requires variances for roof pitch, materials and articulation. The Architecture Review Board recommended raising the stone element to the roof line to better tie elevations together. Applicant Scott Sauer described replacing a failing polycarbonate natatorium roof with a pre-engineered metal building and adding a multipurpose room; "we're replacing the old natatorium... we're replacing it with the pre engineered metal building," he said. Commissioners noted the ARBs suggested changes and moved to approve the site plan with the understanding staff and the applicant will work through the remaining architectural details.
The motion passed with the recorded tally of 6to1. Staff will track ARB conditions and variance findings prior to issuance of permits.
