The commission voted to forward a proposed amendment to the subdivision ordinance (Section 82-159) to City Council that would strengthen requirements for shared access between adjacent commercial and industrial properties. Staff said the existing plat note language is ambiguous, limiting enforcement, and the proposed change would codify where shared access should be located on plats and what width/construction standards are expected.
Staff emphasized the amendment would apply only to new plats and replats (not retroactively) and explained shared access easements would be recorded on plats as dedicated rights enabling cross-parcel access. "What we're hoping to establish are some ideas and ways to add language to our subdivision ordinance regarding shared access to actually put the place and thickness and width and the weights constructed on the plat itself," staff said. The commission voted to forward the amendment with a positive recommendation to City Council.
