Bob Groenauer, representing the applicant, walked commissioners through the site and product mix, saying the site is “about 16.7 acres of vacant property” and describing a mix of single‑ and two‑story homes. He told the commission that roughly “70% of our lots are a little bit less than 3,600” square feet while about 30% are larger, and that rear yards in portions of the plan would reach about 59 feet — deeper than a typical RCL lot.
Commissioners asked about elevations, unit sizes and price points; the applicant said model plans include single‑story and two‑story products and that pricing would be in the mid‑$400,000s for some models. The commission moved to forward the master plan amendment and reclassification to City Council and approved the tentative map with staff conditions.
