Revised preliminary subdivision plan for Quarry Lane approved after commission review
Summary
The commission approved a revision to a previously approved preliminary subdivision to create three smaller lots instead of two larger ones in a 0.74-acre rezoned area (PZ-26-017); staff said stormwater detention design will be reviewed at construction stage and traffic impacts are minimal.
Following the rezoning recommendation, the commission reviewed the revised preliminary subdivision plan that adjusts lot dimensions and adds an additional lot to the previously approved subdivision. Applicant John Talbot explained the revision reduces developable area in one location while increasing open space, and he told commissioners the changes respond to adjacent development and market demand.
County engineering staff told commissioners existing stormwater detention basins and previously approved designs provide margin and that post-construction flows are required to be no greater than pre-construction; engineering submittals for detention design will be required for final plan approval. The revised preliminary plan was approved by roll call (announced as 10–0).
