5th Third’s land-use counsel says branch will be reused building, ease circulation

Tommy Mann, representing 5th Third Bank, addressed commissioners about the bank’s plans for the vacant Wendy’s pad in the Walmart parking area and explained why the bank views the location as viable.
Mann said the bank intends to reuse the existing building, perform interior remodels and modest exterior/landscaping work, and reconfigure parking and the drive-through alignment. "It'll take some pressure off this intersection. It'll make the site circulate better," Mann said, arguing the branch's weekday-focused hours and lower vehicle volumes compared with a drive-through restaurant would ease traffic on FM 544.
A commissioner asked why 5th Third targeted Murphy given nearby branches in Garland and Plano and noted trends of brick-and-mortar bank closures. Mann said the bank uses internal customer-account data and the accounts absorbed from Comerica to evaluate sites. "They are pursuing multiple branch locations across North Texas," he said, adding that some Comerica locations will be converted while other opportunities — like existing buildings that can come to market quickly — are attractive.
Mann and staff told commissioners they are agreeable to staff’s recommended conditions (constructing the connecting driveway and submitting a full site plan with landscaping) and said they would return with engineered plans for formal review.
