Arden Sparks of the planning department presented a rezoning request to change 3.251 acres at 1850 McAlpin Road from agricultural to single‑family 2 (SF‑2). Staff noted the site is partly nonconforming under agricultural zoning but is consistent with surrounding parcel sizes; engineering raised no access or utility concerns. Applicant Lucas Nix told council he needs to replat the front portion (about 1+ acres) to obtain financing for a 2,000‑square‑foot home and intends to revert the property to the original configuration in the future.
Councilmembers discussed driveway access and neighborhood compatibility; Ross said nearby lot sizes are similar and expressed support. The council closed the public hearing and approved the rezoning 6–0.
