Petersburg City Council voted to rezone two city-identified parcels — 300 Poplar Drive and 27 Sailor Drive — to the MXD-3 mixed-use zoning district to better align allowed uses with the comprehensive plan and redevelopment potential.
Planning staff explained that 300 Poplar Drive is a 10-acre parcel near Poplar Medical Park Boulevard currently zoned R1 (single-family) but designated on the future land-use map for research and development; changing to MXD-3 would permit a broader campus-style set of uses. The smaller 2.1-acre parcel at 27 Sailor Drive, currently zoned R4 (multi-family) and adjacent to South Crater Road, has a future land-use designation of corridor commercial and was judged suitable for mixed-use zoning to encourage locally appropriate redevelopment. The Planning Commission recommended approval 8-0 after reviewing the comprehensive plan and local context.
Councilmember Coburn moved adoption of the ordinance rezoning the two parcels; Council discussed balancing residential impacts with redevelopment opportunities and then approved the motion by roll call.
