Council adopts PUD zoning for San Miguel Fusilier at 4105 Fusilier Drive
Summary
The council approved zoning ordinance ZN022026 (ordinance 32 77) to reclassify about 2.36 acres to a planned unit development (PUD) for the San Miguel Fusilier project, allowing two-story homes and an open-space plan that the applicant said supports traffic calming and neighborhood character.

On June 17 the North Las Vegas City Council voted to adopt zoning ordinance ZN022026 (ordinance number 32 77), which reclassifies approximately 2.36 acres at 4105 Fusilier Drive from Ranch Estates (RE) to a Planned Unit Development (PUD) to enable the San Miguel Fusilier project.
Applicant representative Bob Groenauer reviewed the PUD design, saying the plan retains homes that face the street as a built-in traffic-calming measure and provides open space for residents. "We will stay within that character by coming in with a PUD," Groenauer told the council, adding home sizes are expected to range from about 1,600 to just over 2,000 square feet.
The council opened and closed the public hearing with no public comments, and Councilman Churchill moved to approve the ordinance; the motion passed.
