Council keeps GDI parcel in Highway 39 corridor overlay after public hearing

Peyton McCardwell, a GDI representative, told the council the proposal is for an industrial warehouse east of State Road 39 and south of Keller Hill Road and argued the overlay was intended for smaller office and retail developments: "This will be an industrial warehouse on the East Side Of State Road 39 and South of Keller Hill Road...the project is expected to bring new jobs and contribute an additional tax base of plus or minus a 100,000,000," McCardwell said. He acknowledged the company could pursue variances if the council denied removal.
A town resident and several council members raised traffic and aesthetic concerns, emphasizing that State Road 39 is the town's primary north–south corridor. One council member said, "I still am opposed to any kind of modification as far as the overlay on that because I think it takes away from the aura the town has worked to create," and urged caution about altering the comprehensive plan.
After public comment and deliberation, the council moved to accept the planning commission's nonfavorable recommendation that the parcel remain in the overlay, meaning GDI must seek variances before the Board of Zoning Appeals to pursue its current design. The motion passed on a voice vote.
