The Lawrence County Planning & Zoning Board voted to approve an amendment to the Powder House Pass community improvement district (CID) master plan intended to tighten how commercial development will be measured and permitted within that subdivision. Amber, the county planning staff member presenting the item, said the change replaces a previously open-ended commercial allocation with usage-based sewer and water standards that the developer’s engineers must demonstrate they can meet. "The amendment is so that we can, have a better process of looking at commercial development within that subdivision," Amber said.
The amendment also updates language about required documentation of ownership and maintenance responsibility for common open space so that the CID’s master plan matches the county’s 2022 planned-unit-development regulations. A representative from the sanitary sewer district confirmed cooperation between the developer and the district on the water-usage provisions. After a brief public comment period with no objections, the board moved to approve the amendment; the chair called the motion carried.
