Staff presented a replat proposal by property owner Richard Goodman (Ajax Cash Road, LLC) to subdivide a 10.9-acre industrial parcel at 10711 Cash Road into two lots, described in staff reports as consistent with the future land-use map and the RCLM zoning district. Staff noted the Planning & Zoning Commission unanimously recommended approval at its June 9 hearing.
Staff recommended conditions of approval, including execution and recordation of a joint access agreement for the shared driveway, and a requirement that the final plat be recorded within 12 months of approval with a possible written request for a 12-month extension (approval period not to exceed 24 months). Council closed the public hearing and approved the replat with the recommended conditions.
Why it matters: the replat creates development-ready lots intended for industrial or commercial use consistent with the city's land-use plan; the recorded joint access agreement is intended to protect emergency access and ensure shared maintenance and utility responsibilities.
