The Planning & Zoning Commission voted to approve a replat that will create Goodman Commercial Park from a roughly 10.9-acre parent parcel at 10711 Cash Road. City staff said the proposal divides the tract into two parcels—Unrestricted Reserve A (approximately 6.03 acres) and Unrestricted Reserve B (approximately 4.84 acres, a flag-shaped lot)—and recommended approval subject to conditions including an executed and recorded joint access agreement and a requirement that the final plat be recorded within 12 months (with a possible written extension for up to an additional 12 months).
City staff told the commission the property is already developed with an industrial manufacturing facility occupied by Umbilicals International and is zoned RCLM (residential, commercial, light manufacturing). Staff said no rezoning or new entitlements are requested and that development would be limited to uses permitted in the existing zoning district. A commissioner asked what the owner intended to do with the newly created lot; staff replied there is no specific development plan yet but that the replat facilitates future industrial or commercial redevelopment while preserving the existing operation. "Staff finds that the proposed plat is consistent with the Stafford comprehensive plan," staff said during the presentation.
