Board approves septic variances for 71 Ledgewood Drive

The Board approved an innovative/alternative GeoMat soil absorption septic design for 71 Ledgewood Drive and granted three variances on April 21. Designer Terry McSweeney (McSweeney Associates) requested a reduction of the required septic tank-to-foundation setback from 10 feet to 4 feet, and reductions to the septic system component-to-bordering vegetative wetland setback to 29 feet for the soil absorption system and 38 feet for the septic tank. Motions to approve the variances and the plans were moved by Mary Goodwin, seconded by Marcia Lewis, and passed by roll call 3-0.
The approvals cite local application of 310 CMR provisions (variance requests under 310 CMR 15.405). The Board recorded no conditions beyond the approved plans dated March 26, 2026, revised April 14, 2026.
