Planning board approves OM Oil gas station with drive‑through at 7437 Salem Ave

Development Director William Singer presented the staff report and recommendation, describing the site at the northwest corner of Salem Avenue and Hoke Road as vacant, formerly a transmission shop (since the 1980s) and earlier a service station. The proposal calls for a single‑story, 4,800‑square‑foot brick building, four fueling stations and a drive‑up service window on the west side of the site. The parcel is zoned C-2 (Highway Commercial District); adjacent properties to the north and west are also C-2, property to the east is S PUD, and land to the south lies within the City of Clayton.
Applicants present included Yash Pal Aggarwal and Josh Liles of Apex Engineering; Steven Speranza of Woodard Development attended representing the landowner. The public hearing record shows no one present to speak in opposition. The Board closed the hearing, asked questions of the applicant and staff, and then voted to approve the conditional use permit. The board meeting began at 5:30 P.M. and was adjourned at 5:46 P.M.
