The Saratoga Springs Planning Commission on July 30 forwarded a recommendation of approval for the Jacobs Ranch Marketplace Lot 10 site plan at 1805 South Redwood Road.
Senior planner Austin Roy summarized the plan: Lot 10 sits north of the McDonald's parcel and proposes a restaurant with an outdoor patio (plans show two tables for now; more than 12 outdoor seats would trigger additional parking requirements). The site plan ties into the larger Jacob Ranch pedestrian and landscape system and includes cross‑access easements to connect parking between lots.
Developer representative Forrest Gaskill said the developer is working to start construction this year and explained that a different brick color was selected after the originally specified brick proved unavailable. "When we started ordering brick, we realized what we had shown wasn't available ... so that's why we changed to the different brick," Gaskill said.
Commissioners discussed topography (staff noted roughly 50 feet of elevation gain across the project), cross‑access easements to McDonald's, drive‑through queueing and code minimums (plans show at least five stacking spaces required by code), and the number of potential storefronts (developers expect up to five storefronts; current tenant will occupy two). Commissioner Harris asked whether the drive‑through stacking meets code; staff replied that five stalls appear and the configuration was adjusted so drive aisles line up with adjacent circulation.
Commissioner Hill moved to forward a recommendation for approval of the requested site plan with the findings and conditions in the staff report; Commissioner Rather seconded. The commission voted and the recommendation passed unanimously.
Next steps: the recommendation goes to city council; conditions noted in the staff report and cross‑access easement language will be recorded with the final plat.
