Hiram Peck, Avon’s Director of Planning and Community Development, briefed the Task Force on several major residential projects. He said Avon Mill includes 188 existing units and approval for 250 new units, of which 50 would meet the Town’s affordable-housing guidelines. Beacon Communities has approval for 176 units and is working to obtain CHFA funding; the developer plans at least 30% of those units to be affordable. The Avon Village Center plan includes over 400 residential units near Whole Foods, some of which could be affordable.
Peck summarized the overall pipeline by saying the Town has "almost 800 housing units in the works" when combining Avon Village Center and other approved developments. Members noted developers pursuing tax breaks or CHFA funding as conditions for advancing projects and agreed to track approvals and funding as projects move forward.
