Planning Commission defers rezoning request for boat and RV storage on Noblin Farm Road

On April 16, 2026, the Mecklenburg County Planning Commission voted unanimously to defer a rezoning application from Eddie Gary that would reclassify Parcel Record Number 10084 from agricultural to industrial to allow a boat and RV covered-storage business at the south side of Route 722 (Noblin Farm Road) at Sawmill Road (Deed Book LR-5-6448).

The deferral followed public comment from an adjoining landowner, Brandon Curtis, who raised proximity and infrastructure concerns. "Mr. Curtis advised the Commission that he had concerns about somebody wanting to start an establishment for boat storage and camper storage within 50 feet of his property line," the minutes state; Curtis also told the commission he was concerned about the property's water, electricity and fencing. The zoning office reported it had received no calls, letters, or emails on the application.

Charles P. Reamy moved to defer the application and Randy Crocker seconded. The commission voted unanimously to defer the rezoning request. The stated conditions for deferral were: (1) to allow the planning commission more time to visit the area of the proposed site and (2) to provide the planning commission time to consider comments made by the public and incorporate such comments into conditions that may be applied to the proposed use of the site.

The item will return to the commission after staff arranges site visits and the commission has had additional time to consider public comments and potential conditions.
