The Box Elder County Planning Commission on May 21 recommended approval of Z26-009, a zoning map amendment to rezone about 22.07 acres of parcel 04-064-0030 from A-20 (20-acre minimum) to RR-5 (five-acre minimum) in the West Corinne/Bear River area.
Staff walked commissioners through the county’s rezoning standards and noted the General Plan’s guidance to focus growth in towns while supporting agricultural stewardship; the West Corinne vision suggests allowing flexible lot sizes while encouraging agricultural heritage. Staff also noted surrounding uses are primarily agricultural and that Procter & Gamble’s manufacturing facility lies about a mile west across the railroad.
Applicant representative Kim Braegger said he holds a letter of authorization from the property owner and expects to purchase remaining parcels over time to create five-acre lots for his four children. Supporters Chad Hardy and Walker Bell spoke in favor during the public hearing. After discussion, Commissioner Jared Holmgren moved to forward a recommendation of approval to the county commission, seconded by Commissioner Jed Pugsley; the motion passed unanimously.
The commission attached standard conditions including compliance with Section 2-2-080 and Article 5 of the county code and all applicable permits and laws.
